Do you mean vs materials?Quote:

I get a number for drywall, hang, tape, top, finish. Same for insulation. I want nothing to do with it. And I could pay guys to do it for what some of the prices I get.
But my wood package and trusses will be about 25k, excluding labor. I frame, but piece out the trusses.
Where'd the horsie trailer go?

Just don't huff and puff around my houses.

When times are slow, Tahoe sells those signs to earn extra money. He makes 'em right on site for ya.Quote:

My Course of Construction Ins policy asked for a 6x6 sign that said Keep Out. I gave it to them.Quote:

General Constractors rely on subs to do their thing. I don't know all of the specific electrical codes that the libs have imposed on our homes out here. I rely on qualified electricians to do that.
When I was building in Tahoe, a guy fell of a roof I was framing. Nothing to do with me. I don't get on roofs at my age.
When I was growing up, my Uncle did everything when he build a home for someone, but there is soooooo much shit that goes into a house out here these days that no builder does it all. We have subs that do specific work.
The neighbor that originally hated me now kind of likes, and the neighbor that originally liked me, now hates me. The neighbor in the back...the wife hates me, the husband is trying to keep the peace.Quote:

Like the plumbing and the electrical for which you need additional licenses other than just a simple builders license.Quote:

I can plumb a house with my General designation. I can do most anything if I wanted too.
The thing is that to have peeps know all the shit of each specific trade that you would need to keep a LOT of employees. The problem with that is the cost of Workers Compensation in CA. Its ridiculous. Outsource it.
Seriously, if you are good "Finish Constractor" Crown, base, doors, cabs, there is no way you would have all the tools and shit to do a 3-coat stucco. Its just the way it is.

BTW, that's sure a lot of long, thick pipes you got there Tahoe.
Does your wife know about that?
Make sure you leave a few large crawl spaces.
Slab foundation, not a conventional. All those pipes are about 12" below grade.
12 inches.Quote:

When you do your own framing, or have someone frame the WAY I WANT IT FRAMED, you have to set the hardware accordingly.
There are also various other nails I pounded in.
I'm good, but I can't hold a 20 footer and nail it off without somebody doing the same thing on the other side.
How do you do all of that without spilling your drink?
Yes, Tahoe does has taken most of these pics. I doQuote:

Good work T.
There was some work done today on 1 house today, but I was at my other project I have going in the next city over.
Employing peeps at both.
I guess I could nail some boards at one or the other and make carpenter wages, but I chose to be a general contractor. AND ITS LEGAL!
Also, I'm finishing up 2 other small things. How dare I have all these things going!
When isn't a republican trying to show off how much money they make?
Good job man, you're winning!
lol...
Its not about that at all. I've been taking in the shorts with this economy.
Its about what I do, and what you don't understand about the business. Thats all. Maybe things are different in Michigan. General Contractors out here get the business and respect trades.
I still will prolly frame it, side it, set cabs, crown and base and doors, tile, etc. Which is more than most GCs do.
Sorry you don't understand.
Yep. All about what you do. Not about the money at all. You're still winning. If only I understood it I might win just like you.Quote:
